Initially, none. You can use our calculator to find out how much you may be able to borrow, without having to sign up or send any documents to us. 

When you're ready to explore your options in more detail, the first step is for you to sign up and answer a few questions on our site, so that we are able to understand your circumstances; most importantly, your recent employment history, details of your income, deposit and your future mortgage preferences. 

We will not do any credit checks at this stage — not until you are ready and we will always ask for your permission first.

When we move on to submitting your application to a lender, we will need supply your documents to the lender. We'll always make it clear exactly what we need and why. And all of these can easily be uploaded to your Habito dashboard.

If you wish to proceed with the mortgage we find for you, this is when we will require some of your documents.

To verify your identity

  • Passports and/or driving licences

To prove your address

  • Council tax, utility bill or a bank statement dated within the last 3 months

To prove your income

  • Your latest bank statement, showing the receipt of income and outgoings
  • Your latest payslip

If you're self-employed

Other documents

The list of documents for the full application can vary from case to case and from one lender to another; other documents we usually need are:

  • Most recent mortgage statement if you're remortgaging
  • Memorandum of Sale if you're buying a property
  • A valid UK visa
  • Credit reports if necessary
  • Any outstanding credit information (typically the most recent statements showing the current balance and regular payments)
  • The last payslip before maternity leave and a letter from your employer confirming your return date and income

Your Habito expert and case manager will keep you updated on any additional requirements and let you know when to upload them to your Habito account

Document quality 

We are able to verify your documents electronically which is great because it means you don't have to send any precious originals and sensitive information in the post to us.

However, we will need full colour, high-quality files in PDF format, scanned on a flatbed scanner. 

For documents that have a date on them (eg. utility bills) please ensure they are dated within the last 3 months.

Scanning guidance

Each document should be scanned individually; for example, two passports together will fail verification but multi-page files are absolutely fine, as long as they contain only one document at a time.

When scanning formats smaller than A4, please place them in the centre so that no edges are cut off. It may help placing a blank sheet of paper behind it.

Please note that we won't be able to process photos of documents. Unfortunately, mobile technology has not yet developed enough to create digital photographs at the level required for digital identity verification.

We appreciate your time

It may take some time following these instructions but we promise it'll be worth it. We'll minimise the delays and you won't have to do it ever again, as long as your documents are valid, so we'll have everything on record for your next mortgage.
